i've gotten 18X for S1... but only 200 units for chinese, also hoping that some might give up so that there will be more units for selection... htb super positive he said 50% will give up... hahaha... we shall see, dunno the selection date yet

Happy: your number shd stil have a very very high chance. For me, i oso worried abt the ethnic quota thingy...for S2 there's onli 72 units for chinese...so my chance is quite slim...looking for other alternatives now...

hi! my HTB and i also balloted for the JW flats. we are very excited and also want to know when is the selection. only saw in the letter stating that HDB "will invite you to select a flat in Jan 09 / Feb 09." still a long time away.

hi Joseph, our queue no. is 107. we would love to select from units that already have keys available, but i think there are only like 57 (correct me if i'm wrong) units ready. the rest gotta wait till 2011 for keys.

renee, you recieve letter from HDB regarding your ballot? sales ref no. is indicated somewhere along the top of the letter.

went to see some resale flats in jurong west but prices still as high. not much of a drop yet... Joseph Wong, which area did you look at that has price drop by a large margin?

baby bubble, we are looking around lakeside area (within walking distance of MRT) for resale. but sadly, that area comprises mostly of flats that are the same age as me! haha! not very worth it IMO... as for the newer flats, they are way beyond our budget. we saw some valuated at $360K - $380K and owners askng for $30K - $40K on top of that. crazy right...

I am currently staying at 178 Yung Sheng Road, 5-room (116sqm). Just opposite Fairprice, wet market, food centre and many other amenities. My flat is only 7 years old. Quiet (corner) unit, 16th floor with unblocked greenery view. Very well-kept and clean. I am planning to sell it next year to upgrade to an EA (family has expanded).

Btw, the new EA and 5 room abt e same ahhh.. why wana change to EA le? But I think EA at some location very big, like in Yung Ping ( I think blk 162 that side) their EA ard 148¡K

We considering for resale on EM¡Kcant afford landed bunglow.. but can consider ¡§bunglow in e air¡¨¡K haha

Hi Baby Bubble

I have a big family of 5 adults and 2 kids. Currently my gals are squeezing into the MBR with me and hubby. She's going to P1 in 2010 so I want to find a EA so that she and her sis can have a room for themselves. Size does not matter as long as there are 4 bedrooms.

If you are considering EM, then I would think Ho Ching is nice - though older flats but very spacious and close to Seng Siong, food centre, KFC/Mac.

I am particular about proximity to amenities so Yung Ping is out. In my opinion, Yung Sheng and Yung An have the best location in whole of Taman Jurong as they are just 2 mins walk to a stream of amenities. There are also 2 church kindies nearby, one of which I am sending my younger one to attend next year.

EM is nice.. but I very worried abt the safety of my 2 gals as they like to run up and down stairs. Good luck in the searching of your dream house!

Hi, flower_freesia (freeesia).. nowadays re-sales flat are very exp... if u are able to hold on why not try next year feb onwards cos i heard pp saying that property price will be drop on next year... mi is not choice have to faster buy a house cos of certain reason...

i looking at 4 & 5 room flat...
it turn out that the valuation price is almost the same which surprise us.. so ended up we have chosen 5 room flat...

nowadays pp will ask for COV... but if u realli interested in a house that u realli like.. u try to bargain e COV wif them which i did.. cos not many pp can afford high COV... owner will lower their COV expectation due to time constraint & long duration..

we pay $356k for the house is at valuation price & $17K COV.. we manage to get lower COV cos they asking for $25 COV which we cant afford too...
The house we getting is worth the COV cos their house is well maintain n nice renovation done which save on our renovation $$$ hehe... i bought e house is near Jurong West quite near to Jurong Point area is about 9 years old..

where u all plan to get at?

nice to hear from U. now my hb name stuck w MIL in a flat. come end Jan then they will sell e house cos MIL need e $$ to pass to her other son to buy house and baby due in May/Jun next yr.

As selling under MIL name, my HB buying w me is still consider as 1st timer and can get the family grant as we wld be stying near to my dad. but we can only do it when the 2nd appointm in e current flast close. so liklely we wld see but can only transcate ard apr/may.

can i check for COV, when is it payable? now or after 2nd transcation?

i need to go n HLE liao, need to see how much me n hb can be elgible to loan

Good to hear from u. Understanding that your HB have bought a flat with his mother in HDB ruling, he had enjoyed a housing grant.

So that's mean if he going to buy a flat with you, he will not get another housing grant and he will have to pay resale levy too. Depending of the flat size, the resale levy is anywhere between $20,000 - $45,000. You can go and see the HDB website and maybe you can talk to your HB to call up HDB to double confirm.

For the COV, you need to pay the owner the COV on 1st appointment or 10 days after 1st appointment with HDB. If not, the seller can reject the sales and you will lose all the OTP & Deposit paid.

HLE will take around 1-2 weeks and need to provide them with all the documents too, so do get all things ready and submit online and fax documents to them.

just wondering...

i applied HLE for 5 room new/resale. just saw online my results it say : "Eligible Flat Type: For purchase of Executive flat only"

does that mean i caqn only buy Executive flat? i dont neeed such a big unit ahhhh. can i get 5 toom instead?

the flat wld be sold under my mIL name, so my hb consider as 1st timer. can take grant for resale, still has 2 chances to buy new flats but only left with 1 HDB loan. whcih location did u buy?

are u still moving within taman jurong area or away? can i ask if for EA, in Taman jurong are there a lot of units? as for EM in Taman Juring, other than e ones near sheng siong, is it only in Kang Ching? but kang ching EM are very low levels?

yeah, even though it is so out of the way, many pple snapped it up. i didn't even turn up for the selection on the appointed date after tracking the updates online. all the units which fiancé and i wanted were all taken up. i'm getting resale flat, but that also kena problem from HDB. damn sian...

We're currently talking to 3 IDs and 1 contractor. Not so confident about the quotations from the IDs - likely to be around $30k+ excluding fixtures.

hows ur flat search going on?

just 2 share, we recently gotten an unit in taman jurong, not my best location but my hb loves e place cos fulfill what he wans.. he is pretty mah fan & i never tot he wld get what he wan. he wan EM, no COV, 6 floor above, good flooring (no ceramic).. when he saw this unit, almost immediately mk is decison...

will eventually hack down everything in e house expect e flooring

cos of our HLE, we can only get Executive if we wan to take HDB loan. plus hb name still in WL, we are forgoing our 1st timer grant of $40K!

but hor, i realised if later in life, we get a resale, we can still utilise the HDB grant.. cos now it is consider we din get direct purchase...
